Chermside is the busiest centre on Brisbane's northside, built around Westfield Chermside, The Prince Charles Hospital and Gympie Road. It's around twenty minutes from our Brendale base, and much of our work here is for body corporates, looking after the common areas of townhouse and apartment complexes, along with lawns and gardens for homeowners.
The suburb has changed a lot. Streets that were once all detached houses now mix older homes with townhouses and apartment buildings, and that changes what grounds care looks like: smaller lawns, more shared gardens, more paths and driveways to keep clear, and more people noticing when things slip.
Homes and complexes in Chermside
Chermside grew quickly after the Second World War, and many streets still have postwar homes on standard blocks, often with a carport, an old mango or citrus tree and simple lawns front and back. Over the last few decades, a growing share of those blocks has been redeveloped, and higher-density housing has become a feature of the suburb, especially near the shopping centre.
Townhouse and apartment complexes usually have landscaped entries, garden strips along driveways, small courtyards and shared lawns, all maintained by the body corporate. Every resident walks past those areas every day, so the standard matters, but there's often little room to work, with cars, bins and residents' belongings to work around.
Around Chermside
Chermside was known as Downfall Creek until 1903, when it was renamed after a former Governor of Queensland. The creek still runs through the area. During the Second World War the Commonwealth took over land here for the Chermside Army Camp, and much of it is now 7th Brigade Park, a large stretch of open space with sports fields, paths and a dog off-leash area along Downfall Creek.
The Prince Charles Hospital began in the early 1950s as the Brisbane Chest Hospital, and Westfield Chermside, at the corner of Gympie and Hamilton Roads, is one of the largest shopping centres in Australia. Both roads carry heavy traffic, so we plan Chermside visits to avoid the busiest times where we can.
Chermside is around 20 minutes from our Brendale base in normal traffic. View Chermside on Google Maps.
Common maintenance issues in Chermside
The issues we see most on Chermside properties:
Tight common areas
Narrow garden strips, small courtyards and shared paths need careful work around parked cars, bins and residents.
Wear on shared lawns
Small lawns used by many residents and their pets thin out and compact quickly.
Yards waiting on redevelopment
Older houses awaiting sale or redevelopment are often left to grow over, then need a fast tidy-up.
Presentation for leasing
With many rental properties, entries and gardens need to look cared for at inspections and when new tenants move in.
Looking after shared grounds in a growing suburb
In Chermside's townhouse and apartment complexes, the grounds are shared, and so is the responsibility for them. A written scope agreed with the committee or strata manager sets out what's done on each visit, from mowing and edging to pruning, weeding and blowing down paths, so there's no argument about whether something was missed.
Visit frequency matters more in a small, busy complex than on a big suburban block. A short visit every week or two in the growing season keeps entries and garden strips sharp, stops weeds getting into paving joints and keeps sight lines clear at driveway exits. Seasonal work, like hedge reductions, feeding shared lawns and refreshing mulch, is planned into the year instead of waiting for owners to complain.
We also report anything we notice on site, such as broken irrigation, damaged fencing or trip hazards on paths, so the strata manager can deal with it before it becomes a bigger problem. See strata grounds maintenance.

Chermside FAQs
Do you service Chermside?
Yes. Chermside is around twenty minutes from our Brendale base, and we schedule visits here alongside our Aspley and McDowall work.
Can you maintain the common areas of our apartment building?
Yes. We look after entries, garden beds, lawns and paths for body corporates, on an agreed visit day with a written scope for the committee or strata manager.
Can you work around residents' cars and bins?
Yes. Where we can, we visit when the complex is quieter, work carefully around parked cars, and blow clippings off paths and driveways before we leave.
Can you tidy an overgrown yard before a property goes on the market?
Yes. We cut back overgrowth, mow and edge, clear the green waste and leave the yard ready for photos and inspections.
How often should a small complex be visited?
Usually every one or two weeks from spring to autumn, and less often through winter. We set the frequency in the scope so the cost is predictable.
